- India's data centre development pipeline has reached 8.33 GW (8,326.6 MW) across major markets, with Knight Frank India attributing the build-up to AI adoption, cloud computing, digital transformation, and data localisation requirements.
- Knight Frank India broke down the pipeline as 0.32 GW under construction, 2.92 GW at the committed stage, and 5.41 GW in early stages of development.
- Mumbai leads the city-wise pipeline at 3.75 GW, followed by Hyderabad at 1.93 GW and Chennai at 1.36 GW, with NCR, Pune, and Bengaluru also seeing sustained development.
- Vizag has rapidly emerged as one of India's most active greenfield data centre markets, attracting gigawatt-scale proposals backed by government support, large land parcels, and planned subsea cable connectivity.
- Viral Desai of Knight Frank India said India is seeing regional specialisation, with Mumbai anchoring hyperscale deployments, Hyderabad emerging as a preferred AI infrastructure destination, and Chennai strengthening as a gateway for international data traffic from the east.
- The 8.33 GW pipeline is more than five times India's current live operational capacity of 1.6 GW, positioning the country as a leading global hub for hyperscale, cloud, and AI infrastructure over the coming decade.
